General Questions
Q: Do I have to be a student to live at The Annex?
A: No. Anyone who passes the screening process is eligible to live at The Annex.

Q: Do you allow co-ed living?
A: Yes, as long as management, all residents of the apartment and their guarantors all agree. You will be expected to rent out an entire unit. For example, you cannot rent out only one room of a 2-bedroom unit.

Q: When will construction be done?
A: Construction will be done by the first week of August.

Q: When will I be able to move in?
A: We will notify you as soon as units are available for move in, which will be before the start of school on August 25.
Leasing Application Questions
Q: What fees need to be paid?
A: $30 student application fee and a $20 guarantor fee. There is also a $125 move-in fee and a $125 activity fee. All fees are non-refundable.

Q: Why do I need to pay application fees?
A: These fees go toward the cost of having the applications screened.

Q: When do the fees need to be paid?
A: The application fees are due once you complete your application. Your application cannot be processed until these fees are received. The move-in and security deposit can be paid after your lease is signed. The first month’s rent is due on the day you move in, but can also be paid prior to moving in. After the first month, rent will be due on the first of the month.

Q: How do I pay the fees?
A: By check or money order only. Write the check to Annex Student Living, with ATTN: Annex of Battle Creek. Send to Annex Student Living: 6235 North Guilford Suite 200, Indianapolis, IN 46220

Q: Do I need a guarantor?
A: Unless you can qualify as "self guarantor" you will need a qualified parental guarantor.

Q: What is a guarantor?
A: A guarantor is a co-signer that can pass a financial background check and an eviction history screening. This could be your parents, grandparents – someone close to you that you trust and has financial stability.

Q: What do I do if my guarantor fails?
A: You will receive an email from the screening company explaining that the guarantor did not pass the screening application. This email will include contact information for the company that can help answer your additional questions.

Q: If my guarantor fails, do they have to pay the guarantor fee again?
A: No, we will waive this fee.

Q: Can I send my student application and guarantor fees in at the same time?
A: Yes.
Rent Questions
Q: Can I pay rent with my student loan and scholarships?
A: Yes. Yes. Upon lease signing, you will need to speak with the property manager to let them know of your intent. Once you receive confirmation of your loans and scholarships, the property manager will need a copy of applied loans and you will be responsible to sign a separate lease addendum of two equal installments.

Q: What is the agreement I sign in order to pay with student loans?
A: You will be responsible for paying one of the two equal installments for rent as soon as you receive your student loans. Move in fees, application fees, and first month’s rent do not apply for the loan agreement.

Q: What is included in the rent price?
A: The rent price listed is per person, per month and includes furnishings, sewer, trash, cable and Internet. You are only responsible for paying electric.

Q: Can I pay my rent online?
A: Yes, you can after the first month you move in. All of our residents are able to login to our resident portal where you will be able to view your account, submit a maintenance request, pay your rent and more.
Unit and Community Questions
Q: Are the apartments furnished?
A: Yes, all the apartments are furnished. Bedroom furniture includes a bed frame, mattress, dresser, desk and chair. The living room furniture includes a sofa, coffee table and entertainment center.

Q: Are pets allowed?
A. Yes. We allow cats and dogs under 35 lbs. with certain breed restrictions. One pet per unit.

Q: Does parking cost extra?
A: No, all parking is free.

Q: Is there an onsite laundry facility?
A: Yes, our clubhouse has a laundry facility that is conveniently coin or card operated. Some units will have in-unit laundry.

Q: What type of security measures does The Annex of Battle Creek take?
A: We have steel frame doors and deadbolts as well as door viewers on every apartment door. Each apartment will come with a fire extinguisher, sprinkler system and several smoke detectors. We will also have a fully equipped alarm system in our clubhouse. 
Roommate Questions
Q: Can I choose my own roommates?
A: Yes, if space is available, you can choose your own roommates. You are encouraged to apply early to ensure there will be space for you and your roommates. 

Q: What if I do not have a roommate(s)?
A: No problem. The Annex offers roommate matching services. Placements are based on a roommate profile questionnaire. We also have individually keyed private bedrooms for ultimate privacy. 

Q: What if I don’t like the roommate I am matched with?
A: You will be matched with up to 3 people to choose from as your roommate. If none of those are acceptable, you will be randomly placed with a roommate. Per lease agreement we are unable to transfer students to different units due to roommate conflict.

Q: If my roommates leave, do I have to pay their rent? 
A: No, all beds are leased on an individual basis.  You will only be responsible for your own lease term.
